My Seller Financing Terms

  1. Contract for Deed: The deed remains in my company’s name until the property is paid in full, ensuring a secure transaction for both parties.
  2. Underlying Financing: I reserve the right to maintain or obtain financing on the property at or below the amount financed to the buyer.
  3. Loan Term: Standard 30-year term for affordable monthly payments.
  4. Interest Rate: Competitive rates of 10-12% based on the agreement.
  5. No Balloon Payments: All loans are free of balloon payments, and I do not accept offers with balloons.
  6. Non-Refundable Payments: All down payments, monthly payments, and principal-only payments are non-refundable.
  7. Convenient Closings: Closings occur at my office or online via secure e-signature software.
  8. Monthly Payment Breakdown:
    • Principal
    • Interest
    • Property taxes
    • Insurance
    • Sewer fees
    • Trash fees (if outside city limits)
  9. Insurance Details:
    • A $10,000 deductible policy covers the building only (no contents).
    • My team handles all insurance claims, with funds used solely to restore the property to livable condition.
    • Buyers must maintain a separate renters or contents-only insurance policy.
  10. Adjustable Payments: Taxes, insurance, sewer, and trash fees may adjust annually to reflect changes in costs.
  11. Buyer Responsibilities: Buyers handle all interior and exterior maintenance, capital expenditures, and ensure the property meets local codes.
  12. Property Options: Properties are sold AS-IS for occupancy, flipping, or renting. Some may already have passed occupancy inspections.
  13. Not a Landlord: I am not a landlord. Buyers are responsible for timely payments. A 10% late fee (based on the monthly payment amount) applies after a 5-day grace period.
  14. Flexible Exit Options: Buyers can pay off, refinance, or sell the property at any time. Upon full payment, the deed and any excess funds will be transferred promptly.
  15. No Sub-2 Deals: I do not sell properties subject-to (Sub-2). Please do not inquire.
  16. Inspections: Buyers may inspect properties at any time at their own expense. Inspections require an appointment or accompaniment by an agent if the property is listed. For third-party inspections, arrangements can be made in advance with the seller or seller’s representative. 
  17. Earnest Money: No earnest money is required or due prior to closing.
  18. First Come, First Serve: Properties are sold on a first-come, first-serve basis. I will not hold properties for any buyer. A property is considered sold when the buyer provides the down payment and signs the agreements
